Surprised by the benefits of a cash home sale

I never thought that I would sell to a cash home buyer.

Although I had seen the advertisements for cash buyers throughout the Jacksonville area, I never took them seriously. I believed that a cash home buyer was risky and a potential scam. I assumed that they would offer a far lower price than a conventional listing would bring in. However, I failed to take into consideration the expense, delays and complexities associated with a traditional property sale. Listing a house involves quite a few requirements. When I contacted a real estate agent, she immediately offered a list of suggestions to improve the probability of a sale. She wanted me to paint the exterior and interior of the house. She recommended landscaping, sprucing up the porch and new appliances. If I wanted to invest considerable time and money into the house, I would have kept it. I gave into some of her suggestions and ignored others. I then dealt with staging, photos and scheduling views. I needed to vacate my own home so that strangers could walk through it at their convenience. After I finally received an offer, we scheduled a home inspection. The inspection resulted in repair requirements. I was supposed to fix the roof, upgrade the electrical panel, replace the HVAC system, install new electrical outlets and add railings to the back porch. The cost of these renovations would come out of my pocket. Even then, there was no guarantee that the bank would provide a mortgage to the buyer. At that point, I called a cash home buyer. The offer they supplied was quite reasonable. The cash buyer was willing to buy the property as-is. I didn’t need to pay for repairs or pay realtor fees. Plus, I was able to close on my house in under two weeks.
